How much does it cost to build a home extension in the UK? – this is a question we always get asked on Archilink, so we decided to write a blog to see if we could answer some of your questions.
If you have some empty space left in your garden, then adding a home extension to your house would significantly increase its value while providing you with additional usable space.
As with many building projects, the cost for building a home extension depends on the size of the project such as will it be small or will it be large and complex? – would it be either a single or double-storey extension and will it involve extending your kitchen? – it is important to note, less complex extensions are generally cheaper and can be built on a tighter budget.
The location of your project also plays a part in this factor as deepening on the area, total build cost for your project might be higher or lower. If you live anywhere near the centre of London, then it is likely that your home extension may cost more. Therefore, this is something to keep in mind when considering adding an extension to your house.
How much is a single storey home extension?
As a general rule of thumb, extension prices can be worked out by figuring out how much it cost per m2. In many parts of the UK, the cost for a home extension is usually between £1,350 – 1,500 per m2. In other areas such a London and South East, this could be between £1,800 – £2,300+ per m2. It is always good to remember that these prices are set for good quality home extensions in the UK, you can, however, find a basic quality extension for much less.
For example, if you were planning a 4 x 5m single storey home extension in London, the total build cost for this would roughly be £36,000.00

Total estimate cost for a single storey home extension: £41,400 (Excluding VAT)
How much for a double-storey home extension?
Generally, if both storeys are the same size then 50% extra of the single-storey extension will be added to the total build cost for a double-storey extension.
This will be £36,000 + 50% = £54,000.00
- This will also require 10 – 15% for other professional fees such as Architect, planning application and building warrant fees: this will be £8,100 at 15%
Total estimate cost for a double-storey home extension: £62,100 (Excluding VAT)
It is important to remember that these prices are based on the high-end areas of the UK so please keep in mind that you may be able to achieve a product for much less depending on your location.
